How Do REITs Work?
REITs, or real estate investment trusts, were created by Congress in 1960 to give all individuals the opportunity to benefit from investing in income-producing real estate. REITs allow anyone to own or finance properties the same way they invest in other industries, through the purchase of stock. In the same way shareholders benefit by owning stocks in other corporations, the stockholders of a REIT earn a share of the income produced through real estate investment, without actually having to go out and buy or finance property. This video provides some insight into what REITs are and how they work. The REIT industry has a diverse profile, which offers many benefits. REITs often are classified in one of two categories: Equity REITs or Mortgage REITs. Equity REITs own a wide range of property types including offices, shopping centers, hotels, apartments and much more. Equity REITs derive most of their revenue from rent on those properties. Mortgage REITs may finance both residential and commercial properties. Mortgage REITs get most of their revenue from interest earned on their investments in mortgages or mortgage backed securities. In addition, REITs may be publicly registered with the SEC and have their shares listed and traded on major stock exchanges, or they may be publicly registered with the SEC but not have their shares listed or traded on major stock exchanges, or they may be private companies (not registered with the SEC and not having their shares listed or traded on a stock exchange. Regardless of the type, REITs operate under a specific set of rules established by Congress. A REIT is an entity that: • is modeled after mutual funds • is treated by the Internal Revenue Code as a corporation • must be widely held by shareholders • must primarily own or finance real estate, and • must own its real estate with a longterm investment horizon. The IRS implements the REIT rules and oversees what qualifies as a REIT. The Internal Revenue Code requires a REIT to adhere to the following essential rules: at least 75 percent of the corporation's income must be earned from real estate as rent, real estate interest or from the sales of real estate assets; at least 75 percent of the corporation's assets must be real estate assets; and, at least 95 percent of income must be passive. REITs are required to distribute at least 90 percent of taxable income annually to shareholders as taxable dividends. In other words, a REIT cannot retain its earnings. Like a mutual fund, a REIT receives a dividends-paid deduction so no tax is paid at the entity level if 100 percent of income is distributed. REIT shareholders pay taxes on dividends at ordinary rates versus the lower qualified rate. Over time, REITs and the rules and regulations that govern them have evolved to meet the changing needs of the real estate industry and the broader economy. But throughout that process, REITs have remained true to the mission laid out by Congress in 1960: to make the benefits of income-producing real estate accessible to anyone and everyone. His parents used to live in a village, but as there was no heating they had to move into the city as their health declined with old age. An aunt offered for them to move into her flat but that aunt sadly died in 2000 and unfortunately the apartment was not in her name. Thus his mother was receiving her pension in the village where she used to live, as she was not registered as living in Shymkent and she did not have the documents necessary to prove ownership of the flat. Having waded through a considerable amount of bureaucracy and been through 10 court hearings, a judge finally ruled in their favour and the apartment is now registered in his parents' name. Shymkent-based NGO Sana Sezim, a member of the EBL network, helped them through the process. This video was produced as part of "Equal Before the Law: Access to Justice in Central Asia" a 30 month project being implemented by the Eurasia Foundation with funding from the Ministry of Foreign Affairs of Finland.

Investing in the future
The Industrialization Program that has been implemented in Kazakhstan for two years already provides foreign investors with great opportunities. Emergence of a new market of the Customs Union with the total population number of 170 million people, reduction of tax burden in the country and stability of the national legislation are one of the main attractive features of the investment climate in Kazakhstan. Permanent work on improvement of the investment attractiveness of the country is carried out within the State Program of Forced Industrial-Innovative Development. The Government of Kazakhstan has developed the National Plan on investment attraction which includes such measures as exemption of customs duties granted for raw materials that are necessary for investment projects implementation, special preferences for investors working in the strategic sectors and on strategic projects, stable legislation for investors working in the processing industry. Besides, the Law "On special economic zones" was adopted. Establishment of the National Agency on Export and Investment "KAZNEX INVEST" allowed to forge close links with 10 thousand investors from all parts of the world. The work on 200 investment projects financed by foreign investors is underway. The agreements on attraction of over 7 billion U.S. dollars of investments were reached. The National Investment Site http://www.invest.gov.kz/ functioning in 12 languages was launched in 2010. Online database of the investment projects and investors was also developed. Over 35 requests from 130 world countries were registered in September. The fact that Kazakhstan improved its positions in the World Bank's "Doing Business" rating proves the success of the policy pursued by the Government of Kazakhstan. "Doing Business" rating estimates the implementation of reforms on business activity regulation and protection of rights and interests of investors as well as regulatory norms for local companies in 183 countries. An increase in the investments inflow into the processing industry was achieved in Kazakhstan in 2011 due to implementation of reforms. The foreign direct investments inflow in the metallurgy sector has increased by 12%. It was achieved due to twofold increase in investments in the iron industry. The foreign investments in the production of electric and electronic equipment increased by 16%. Kazakhstan is leading among the CIS member states in terms of the FDI per capita as well as in terms of their share in the GDP.

New Delhi, Feb 15 (ANI): In a candid assessment of the bilateral relationship between Kazakhstan and India, Kazakhstan's Ambassador to India Bulat Sarsenbayev said on Thursday that his country offers opportunities for investment and doing business for Indians. Speaking to ANI on the sidelines of the second India-Kazakhstan Joint Business Council meeting being held here, Ambassador Sarsenbayev described his country as the largest trade partner of India among Central Asian countries. He emphasised that Kazakhstan is ready to become a real partner to India. As regards the strength of the bilateral and strategic relationship, he pointed to the fact that it was very diverse and mutually beneficial. He cited the recent cultural cooperation taking place between the Hindi and Kazakh film industries as an outstanding example of this large scale cooperation. The creature first jumped into a coop at about 7am and injured some chickens. Seeing people coming, the monkey became more aggressive and villagers had to call the police. The animal was caught an hour later. It was identified as a macaque — an animal under second-level state protection in China. It had no injuries and was later released into the wild by police.

Afghanistan is likely to be high on the agenda during Kazakhstan’s Security Council presidency. "We think it's important for Security Council members to get the update of the situation from the ground," Umarov said. He did not give any date for the visit, which he said would be the first to Afghanistan by the full council in seven years. After a January 9 meeting with U.S. Ambassador George Krol in Astana, the Kazakh president said he was seeking to build on the "amicable relationship" the two countries have established in the past 26 years. He said he hoped to further cooperate with Washington in the fight against terrorism and in strengthening nuclear nonproliferation and expanding trade and investment, news agencies reported. "About 500 companies with U.S. participation are working in Kazakhstan, and more than 140 of them are joint ventures. They are manufacturing goods and exporting their products to other countries," he said ahead of his three-day trip to the United States.
