Investing In REITs For Dividends (Pros & Cons of Real Estate Investment Trusts)

Are you considering an investment in REITs (or Real Estate Investment Trusts) for dividends and cash flow? I personally own only one REIT in my dividend portfolio and consider my REIT an ancillary (non-core) position. That being said, I am in a unique situation because I work in the real estate industry and own a home (I am already over-weighted, at a high level, in the real estate industry). A subscriber question, today's video goes into a multitude of pros, cons, and factors to consider about investing in real estate investment trusts for dividend income. * Do you work in the real estate industry? Do you already own a home? Do you own physical real estate investments? If so, those are all factors worth considering when contemplating REITs for one’s dividend portfolio. When looking at diversification, I don't only look at my portfolio. I look at all factors in my life. If the real estate industry tanks, I don't want to get hit on the job front, the home front, and the portfolio front all at once! * Real estate investment trusts carry important tax considerations. As pass through entities, they avoid double taxation (and are required to distribute most of their earnings). That said, the shareowner has to pay ordinary income on dividends (as compared to long term capital gains on qualified dividends of most corporations). Long story short, the tax rate on dividends from REITs is higher than your typical dividend-paying corporation. Moreover, reporting REIT dividends on one's tax return can be complicated (the distributions sometimes involve ordinary income and return of capital). Learn why it's important to weigh tax considerations when investing in real estate investment trusts for dividends and cash flow. * Since some REITs pay dividends on a monthly basis, they can help you stay in the game. Those monthly dividend checks are great for reinvesting and building one’s portfolio. A subscriber insight, I really love this idea! * Interest rates are really low right now. As interest rates rise, some REITs may face challenges securing (affordable) capital to do deals. This could affect short-term and future prospects. * The retail industry is going through a lot of change. When investing in REITs, it's a wise idea to understand exposure to retail. * Sometimes, one can experience superior results by investing in real estate directly. It may be more effective to invest in rental properties than going the REIT route. That said, real estate investment trusts are easier since one does not have to actively manage the real estate assets. Am I a bad investor? No way! I consider myself a good dividend growth investor. That said, I got some comments (and even a video response) to a recent investing video that I just have to address. Today, I want to revisit the topic of driving $50/month in passive income via dividend growth stocks. Today's video covers four ways to drive $50/month in passive income via dividend stocks. I cover Procter & Gamble (PG), Southern Company (SO), Cedar Fair (FUN), and 3M (MMM). With Procter & Gamble (PG), one can drive $50/month in dividend income by investing $16,574.59. I consider PG a middle of the road company - not too low of a yield, and not too high either. A very stable company, it's a blue chip and carries a lower amount of risk. Of course one can drive $50/month with less capital invested, but that's absolutely not the point. I chose this example very intentionally, as a conservative and realistic investor. I did not just pick this stock out of a hat, I intentionally covered this stock as a good proxy for dividend investing overall. Next, I transition into Southern Company (SO). $50/month in passive income only costs one an initial investment of $12,305 with Southern. That said, this stock exhibits lower dividend growth (being a utility). More income now may be at the expense of dividend growth. I did not choose this stock as my example previously because it's a really high yielder, and not the best fit as a blue chip, middle of the road company. I also discuss Cedar Fair (FUN), a risker dividend stock pick that I'm looking at right now. This one only requires $8,630.90 invested for $50/month. However, it's the riskiest of all and may not be the right fit for newer investors. It's certainly not the example I would like to use on my channel as a general, all purpose investment like Procter & Gamble. That said, I really like this company right now, for my personal journey (and more established portfolio that can shoulder a small cap like this one). Last, I share 3M (MMM) and how $22,823.16 invested in 2018 produces $50/month in passive income. In hindsight, I almost wish I picked this one as my original example, since it's even more conservative from an initial cash flow perspective. I'm all about conservative modeling here. There are two buckets of investors discussed today, those that want to retire tomorrow and those that have some time until retirement. All the examples above apply to one retiring tomorrow. Today's video also covers some future dividend growth scenarios for all four stocks, and how yield on cost is a really helpful metric for those with a long-term approach. It's in future dividend growth with 3M really shines. What may look like a mistake, a low yielder today, looks incredibly exciting when one models 5, 10, 20, or even 30 years out! INVESTING TAXES EXPLAINED: Dividend Vs. Growth Investing

By subscriber request, today's video is my guide to taxes explained for investors. Over my 20+ years investing, I have picked up a wealth of knowledge on the taxation of investments. While I'm not a licensed tax advisor and today's video is not tax advice, I wanted to share my personal thoughts on the topic for dividend investors and growth investors alike. A continuation of my last video (dividend investing vs. growth investing), I want to illustrate via taxes why I personally prefer dividend investing, as it is a tax efficient vehicle (in my personal opinion). I start out with two examples, my recent short-term capital gain on my Bitcoin profit. And, my ownership in McDonald's (MCD), a long-term dividend growth stock, where I'm deferring capital gains (since I never plan to sell) and only have to worry about taxes on my qualified dividends (which fall into the long-term capital gains bucket). Some fun facts you'll learn from my Bitcoin illustration: * I earned 329% in less than a year on my Bitcoin position. * I was subject to short term capital gains. * There is no way I could have held longer (it still have not been 1 year and Bitcoin has fallen 50% from my average sale price). This, in a nutshell, is what plagues growth investors most. Some fun facts you'll learn from my McDonald’s illustration: * I am up 116% via capital appreciation, but owe no taxes right now since I don't intend to sell. (Taxes are only due if one were to sell.) * I enjoy a 5.5% yield on cost (and growing). My dividends are taxed at the lower long-term capital gains tax rate. * Dividend income is taxed at a lower rate than income earned from working! I am incentivized to earn passive vs. active income. For someone looking to live off dividends, this is why I believe dividends are so tax efficient. After my two examples, I dive into a variety of tax-related topics (for investors of all sorts): * Capital appreciation * Dividends * Short-term capital gains * Long-term capital gains * The 3.8% Medicare tax (Obamacare tax) * Qualified dividends vs. non-qualified dividends * Federal vs. state taxes * International companies (and tax implications) * Tax-advantaged vs. non-tax-advantaged accounts (401k and Roth IRA) * More! A company going bankrupt is not news. But Solyndra was not just any company. Its biggest “investor” was the federal government which had given it $500 million dollars. That was news. But, really, it shouldn’t have been. If history is any guide, it was quite predictable. The government is a very poor investor. And always has been. There are countless examples, but two should serve our purpose here. After the Civil War, American leaders were anxious to bind the country’s North, South, East, and West regions together with transcontinental railroads. Congress therefore gave massive federal aid to build the Union Pacific, the Central Pacific, and later the Northern Pacific Railroads. But all three of these roads had huge financial problems. The Union Pacific, for example, was mired in financial scandal from its inception, went bankrupt several times, and had to rebuild large sections of track thanks to shoddy construction practices. At that same time, James J. Hill, with no federal aid whatsoever, built a railroad from St. Paul to Seattle -- the Great Northern. How was Hill able to do with private funds what the Union Pacific failed to do with a gift of tens of millions of federal dollars? The starting point is incentives. The Union Pacific was paid by the government for each mile of road it built. It was in the railroad’s interest not to build the road straight. The more miles it took the UP to cross Nebraska, for example, the more money it made. Hill, by contrast, used his own capital. To make a profit, he had to build his Great Northern Railroad sturdy and straight. Hill’s company remained in business for almost a hundred years until 1970 when it merged with other railroads. The original Union Pacific, riddled with corruption and numerous other financial misdeeds, including the wholesale bribery of public officials, went broke within ten years. The story of the airplane is even more stark. By the opening of the twentieth century, the major nations of Europe and America were frantically at work trying to invent a flying machine. The first nation to do so would have a huge military and commercial advantage. In fact, leading American politicians of the day, such as Teddy Roosevelt, President William McKinley, and others argued that building an airplane was a national emergency. There was no time, they argued, to wait for private industry to get the job done. The government needed to pick the best aeronautics expert and give him the money he needed. That expert was Samuel Langley, the president of the prestigious Smithsonian Institution and holder of honorary degrees from Harvard, Yale, Oxford, and Cambridge. Langley was already an accomplished inventor and he had written a highly praised book Experiments in Aerodynamics. Federal officials gave Langley funds for two trial flights. He immediately set to work. His theory was that his plane needed to be thrust into the air from a houseboat on the Potomac River.
